01 · Tourism demand

Agadir sits inside a national tourism market that is still expanding.

Morocco received 19.8 million tourists in 2025, 14% more than in 2024. The Ministry of Tourism reports full-year tourism receipts of MAD 138 billion, 21% above 2024 and 75% above 2019.

At destination level, Agadir–Taghazout passed 1.5 million tourist arrivals in 2025. More than 6.3 million overnight stays were recorded, while occupancy in classified tourist accommodation exceeded 66%.

What matters to a property investor

Visitor growth broadens the potential rental audience, but tourist arrivals are not the same as apartment occupancy. Project location, unit size, seasonality, operating quality and the legal rental structure still determine the result of an individual property.

02 · Air connectivity

The airport is becoming a larger part of Agadir's investment story.

Agadir Al Massira handled 3,495,277 passengers in 2025, compared with 3,129,257 in 2024 — an increase of 11.07%. ONDA's published traffic data place Agadir as Morocco's third-busiest airport after Casablanca and Marrakech.

ONDA has also placed Agadir inside its Aéroports 2030 modernisation programme. Its major-project documentation describes a 45,000 m² terminal extension, redevelopment of the existing terminal and expansion of aircraft and car-parking capacity.

03 · Population & housing base

Agadir is not only a tourist market. Its resident base has also grown.

The 2024 census counted 721,431 residents in Agadir Ida-Outanane prefecture, up from 600,599 in 2014. That equals average annual population growth of 1.85%, more than twice the national rate of 0.85% over the same decade.

The urban population reached 628,004, or about 87% of the prefecture. Urban population growth averaged 2.14% a year between 2014 and 2024.

04 · Economy

Souss-Massa grew faster than the Moroccan economy in the latest regional accounts.

HCP's 2024 regional accounts show real GDP growth of 6.8% in Souss-Massa, compared with 4.4% nationally in the same year. The region's total value added at basic prices grew 6.4%.

Several sectors directly relevant to real estate and tourism expanded: hotels and restaurants +9.6%, transport and storage +11.3%, construction +6.2% and real-estate activities +2.0%.

At national level, Morocco's economy grew 4.9% in 2025. Average consumer-price inflation was 0.8% in 2025; HCP also reports 0.8% average inflation for Agadir.

05 · Property market

The official transaction index is useful — but it should not be confused with asking prices.

The Bank Al-Maghrib/ANCFCC Real Estate Asset Price Index is based on registered repeat sales. It therefore measures a different market from developer price lists or online asking prices.

For Agadir, the citywide index rose 0.7% quarter-on-quarter in Q3 2025 and 0.6% in Q4 2025. In Q1 2026 it eased 0.3%. Transaction volumes were almost flat in Q3, jumped 21.5% in Q4 and then fell 51.4% quarter-on-quarter in Q1 2026.

Important distinction

Citywide price indices can hide very large differences between beachfront, Founty/Sonaba, Hay Mohammadi, inland districts, villas, apartments and new developments. A serious investment case should therefore be built at project and unit level, not from one city average.

06 · 2030 & infrastructure

Major events are accelerating infrastructure investment — but they are a catalyst, not a return guarantee.

FIFA has formally appointed Morocco, Portugal and Spain as hosts of the 2030 FIFA World Cup. Agadir is included in Morocco's published stadium programme; the Grand Stadium of Agadir is listed with a gross 2030 capacity of 46,000 and a net capacity of 42,800.

Agadir's airport modernisation is also explicitly linked by ONDA to its Aéroports 2030 strategy and preparations for 2030. Separately, the regional tourism development company continues projects across the wider Souss-Massa destination, including Taghazout and other tourism sites.

How to read the data

What these figures do — and do not — tell you.

Agadir has three separate demand engines: residents, domestic/international tourism and second-home ownership. That is healthier than relying on only one source of demand.

At the same time, none of the citywide numbers can tell you the rental yield or resale value of a particular apartment. Those depend on purchase price, exact location, view, finish, service charges, furnishing, management costs, occupancy, legal structure and exit liquidity.
